Blunsdon East Neighbourhood Plan – Site Allocations update
The Neighbourhood Plan Steering Group have now finalised the site selection process and can reveal that three sites are proposed for small scale development (up to 9 dwellings each).
The quantum of housing in total is 20 dwellings, as follows:
- Site A – Land opposite the Cold Harbour Pub (corner Ermin St with B4019) – 9 dwellings;
- Site B – Land to the east of Site A, north of B4019 – 9 dwellings;
- Site D – ‘Dinton’ west of Beech Lea, north of B4019 – 2 dwellings.
All three sites are suitable and available for development – the landowners having agreed to the inclusion of their sites in the Neighbourhood Plan. They have been chosen following a scoring matrix assessment of the short-listed sites which had majority support from the community, with all three sites obtaining a score of 51% or above (ie more for the sites’ development than against) and scored against various criteria agreed and weighted through the consultation event earlier this year.
As the sites are situated in close proximity to a site already consented for housing by the Borough Council (Site C) opportunity exists to form a well planned development providing additional open space and connecting public rights of way. A development brief is now being drawn up to guide development in this area given its important gateway location.
The Steering Group are now pulling together the various elements making up the Blunsdon East Neighbourhood Plan (BENP), with a view to it being published for consultation in the Spring.
Allocating sites through the BENP remains critical in order for the Plan to be found sound by the Planning Inspector, and ultimately capable of being used to prevent unwanted larger-scale housing in the Village, subject to the Borough Council being able to prove a 3 year supply of housing land.
